West Hill Beauty! Listed at $399,999

Welcome to 38 Beath Street. Let me introduce you to this special property.

This  bright, sun filled home on a quiet cul-de-sac in the sought after West Hill Neighbourhood  sits on a premium 50 x 125 Ravine Lot. The original owner has maintained this home carefully and lovingly for 62 years, with constant upgrades and improvements, such as thermal windows, Central Air Conditioning, Owned Hot Water Heater, Water Softener, Central Vac., Burglar Alarm System, 200 Amp service and a recently installed high efficiency gas furnace (2009).

This home has great curb appeal! The charming entrance boasts a large glassed in sunroom with a remote-controlled motorized awning and stonework path up to the covered front porch. An in-ground sprinkler system keeps the lawn green all summer long! A large detached garage, with an automatic door, sits at the end of a 3-car driveway.

Inside the front entrance, a staircase divides the main floor into a living room/dining room on one side and a family room with an attached sunroom on the other.

A deep galley kitchen runs almost the entire width of the back of the house and has more cupboard and counter space than many restaurants! I particularly appreciate the built in desk, perfect for your home computer and handy for you to check your email as you work or to watch the children do their homework. The built in dishwasher, fridge(s), stove, microwave, upright freezer are all included in the purchase price. This room also has two windows overlooking the back yard.

The view from the dining room of the backyard brick patio and ravine is spectacular, regardless of the season. A variety of birds visit the birdbath and feeders daily and even deer are known to drop by occasionally.  You can relax in the covered Gazebo or putter away in the yard and perennial garden. The fully detached garage is spacious enough for a work bench or storage, and the five sided garden shed is an attractive place to stow all your lawn and garden equipment.

The newly refinished floor in the living room and dining room matches the natural blond oak hardwood of the upper floors. They gleam in the sunshine from the picture windows, front and back.  This is a wonderful room in which to entertain guests and family on those special occasions. The entire house, recently repainted in tasteful, neutral tones complements any furniture choices.

The cozily broad loomed family room is spacious enough for a big screen TV and lots of furniture to relax on, with a deep closet under the stairs to store the Central Vac attachments, coats and boots.  The bright attached sunroom, with a built in corner heater for extra warmth if needed, turns this room into a family oasis, perfect for relaxing and enjoying the view of the pretty, front yard and quiet street.  If preferred, the broad loom can be removed to reveal the natural blond oak hardwood seen in the living room and upstairs.

The Master bedroom and second bedroom upstairs are both spacious, well appointed rooms with charming knee walls and natural oak hardwood floors.  A large 4-piece bathroom sits at the top of stairs between the rooms and has a high efficiency fan on timers and a built-in heater for extra warmth if desired.

A mud room off the kitchen has a separate back door entrance with access to the basement. The lower level is currently an extra large home office and computer centre with Berber broad loom. The laundry room, with front loading washer and dryer and plenty of counter space, is at the bottom of the stairs and separated from the main room.  With the recently installed three-piece bathroom and gas fireplace, this room has many potential uses: apartment, family room, third bedroom or mother-in-law-suite.

About the Neighbourhood:

West Hill is a culturally diverse, family oriented neighbourhood located in the south-east part of Toronto. West Hill's natural beauty is derived from Morningside Park and Colonel Danforth Park. These two large ravine parks form the boundaries of this neighbourhood.

West Hill has many fine attributes including a community centre, a public library, an abundance of parkland, a vibrant shopping district and affordable homes. Neighbourhood landmarks include the C.N. railway tracks that skirt the south end of this neighbourhood, and the University of Toronto's Scarborough Campus, located off Morningside Avenue.

Kingston Road is lined with new and used car dealerships, motels, and small shopping plazas that contain food shops, restaurants and everyday convenience type shopping. The West Hill shopping centre, located at the north-east corner of Lawrence and Kingston Road, includes a pharmacy, an electronics store, a bank, a family restaurant and a post office.

The Morningside Mall, located at Morningside and Lawrence Avenues, features two floors of shopping and a third floor of professional offices. This mall contains a mix of approximately sixty corporate and independently owned stores.

Kingston Square, located across the street from the Morningside Mall, is anchored by a large supermarket and a discount department store. There are also fast food restaurants, a beer store, a video store, telephone and auto centres, and a restaurant that specializes in roti and curry dishes as well as tropical juices.

The small neighbourhood shopping plaza at Bennett Road and Lawrence Avenue is anchored by a Highland Farms supermarket. The retail mix here includes a flower shop, a pizza place, a travel agency, a hairstylist and a dry cleaners.

The Heron Park Community Centre, located at 4285 Lawrence Avenue, is a multi-purpose recreational centre with an indoor ice arena, a swimming pool, a wading pool, a playground and a baseball diamond.

Colonel Danforth Park, located on the east side of this neighbourhood, is situated in a deep ravine valley and is popular with cyclists, walkers, and joggers. Access to this park is available at both Kingston Road and Old Kingston Road.

Morningside Park, located along the western boundary of this neighbourhood, offers a mix of hardwood forests, large open meadows and the remnants of an old apple orchard. Paved trails pass through this park which is popular with cyclists and pedestrians. Cross-country skiing is popular here in the wintertime. You can access this park at Morningside Avenue south of Ellesmere Road.

The Lawrence Avenue bus connects passengers to the Lawrence East subway station on the Bloor-Danforth subway line. The Kingston Road bus provides service to the Guildwood Go Train station. The train ride from this station to downtown Toronto's Union Station is approximately twenty-five minutes.

Motorists are approximately five minutes from the Morningside Avenue on-ramp to Highway 401. Kingston Road provides motorists with an alternate and more scenic route into the city.
